This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building. This is in accordance with Policy SUR1.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. Tiles to be removed from the roof as part of the construction of the extension hereby approved shall be removed by hand and if any evidence of bats are found works should cease and the advice of a licensed bat worker should be sought straight away before any further works take place.

    Reason - To ensure that protected species are not harmed by the proposal. This is in accordance with Policy ENV6.

  5. Prior to the occupation of the extension hereby approved, two ridge ventilators shall be installed onto the roof of the extension and shall remain in perpetuity.

    Reason - To ensure that protected species are not harmed by the proposal. This is in accordance with Policy ENV6.

  6. There shall be no lighting installed on the rear elevation of the dwelling without agreement in writing by the Local Planning Authority.

    Reason - To ensure that protected species are not harmed by the proposal. This is in accordance with Policy ENV6.
