This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: Dr. nos. 932-01, 02, 03, and 04 (excluding the site plan details as a revision is shown) 05.

    Reason - To define the permission.

  3. The development hereby permitted shall be carried in accordance with the 'Method statement in respect of bats and compensation for nesting birds' by AMPA Ecology dated October 2015.

    Reason - To ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2010.

  4. Prior to the occupation of the units hereby approved, details of the means of enclosure for the gardens to the units shall be submitted to and approved in writing by the Local Planning Authority. Means of enclosure as per approved details shall be erected prior to the units being first occupied/used.

    Reason: To ensure that appropriate rural boundary treatments erected to this visually prominent site.

  5. The materials described on the accompanying application forms shall be used in carrying out alterations to the external appearance of the building.

    Reason - To ensure that the development is visually satisfactory.

  6. The development hereby permitted shall not be brought into use until the turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details shown on the approved plans and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - To ensure that the sites have sufficient off road parking provision.

  7. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  8. The holiday let units hereby approved shall only be used for the purposes of holiday let accommodation. The converted accommodation shall not be used for permanent residential occupancy or as a sole main residence for any independent occupiers.

    Reason: To ensure that the building is retained for holiday letting purposes in accordance with Wychavon District Local Plan Policy RES8 and emerging South Worcestershire Development Plan Policy 12. The provision of unrestricted occupancy dwelling units would be contrary to these policies without evidence to show all commercial, leisure and community uses are unviable.
