The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans:
Site Plan as proposed - numbered 4031-112 rev B Site Entrance Plan as Proposed - numbered 4031-114 Street Elevations and Site sections as proposed - numbered 4031 115-rev A Ground and First Floor Plans - numbered 4031-121 rev B Elevations as Proposed - 4031-131 rev B
Reason - To define the permission.
The materials shown on the accompanying application form shall be used in the construction of the external elevations and roof of the house hereby approved.
Reason - To ensure that the development is visually satisfactory.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall not be brought into use until the shared private driveway entrance, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted and approved in writing to the Local Planning Authority and these areas shall thereafter be retained and kept available for those users at all times.
Reason - In the interests of highway safety.
Before the dwelling hereby approved if first occupied the construction of the vehicular access between the nearside edge of the adjoining carriageway of the A44 shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 20. Drop kerbing only and no radii kerbing.
Reason - In the interests of highway safety.
The development hereby permitted shall not begin until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority. The approved statement shall be adhered to throughout the construction period. The statement shall provide for: a) The parking of vehicles of site operatives and visitors within the application site. b) Loading and unloading of plant and materials within the application site. c) Storage of plant and materials within the application site. d) Siting of site offices within the application site. e) wheel washing facilities.
Reason - To prevent indiscriminate parking in the interests of highway safety.
The house hereby approved shall not be first occupied until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the dwelling herby approved is occupied or in accordance with a timetable agreed in writing with the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.
The development hereby permitted shall not commence until drainage plans for the disposal of surface water and foul sewage have been submitted to and approved by the Local Planning Authority. The scheme shall be implemented in accordance with the approved details before the development is first brought into use.
Reason - To ensure that the development is provided with a satisfactory means of drainage as well as to reduce the risk of creating or exacerbating a flooding problem and to minimise the risk of pollution
There shall be no additional side windows within the north side elevation of the dwelling hereby approved. In addition the proposed side utility window and door on the plans hereby approved shall be obscure glazed and shall remain obscure glazed at all times.
Reason - In the interests of the amenities of the neighbouring property which is set at a lower level than the proposed dwelling.
The precise floorslab levels of the new dwelling, relative to the existing development on the boundary of the site shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development. The house shall be constructed in accordance with the approved floor slab details.
Reason - In order to ensure that the overall appearance of the development is satisfactory and accords with the street scene and proposed sections details originally submitted.
All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed within the next five years of the date of commencement of the permission without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
