shall be carried out in the first planting season following the first use of the development OR in accordance with a submitted implementation programme. All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants that die, or  are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016.


Prior to installation details and scaled drawings shall be submitted to and approved in writing of the following:
• vehicle swept path analyses at all junctions and accesses
• appropriate, unobstructed visibility splays provided at all junctions and
accesses
• dropped kerbs and tactile paving at all junctions/ new accesses
• ‘protection’ of the attenuation/balancing pools to deter pedestrian
ingress
• an extension of the 3m wide shared use path on the west side to connect
into the development site
. electric cycle charging points
• parking provision laid out in accordance with the Streetscape Design
Guide, as follows:
o Car parking spaces at a minimum of 2.4m x 4.8m.
o an additional 1.2m width to be yellow hatched to enable sufficient
access for wheelchair users.
o A minimum of 1m provided between cycle stands.
o Stands for nonstandard cycles allocated at the end of a standard
provision with a minimum width of 1.5m to allow for dismounting.

Reason: To provide satisfactory parking arrangements and junctions/new accesses in accordance with Policy SWDP 21 of the South Worcestershire Development Plan.


No development above floor slab level of the units shall commence until details of the colour of the external materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the local planning authority. The development shall be carried out using the colour of materials as approved. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan.
