The following conditions and information notes are associated with the approval


Unless where required or allowed by other conditions attached to this permission, the development hereby approved shall be carried out in accordance with the information provided on the application form and the plans, drawings and documents set out in the schedule of plans titled 'Boat Lane (W/22/00912/RM) – Final List of Documents and Drawings (October 2024)'
Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.


Prior to occupation of plots 1 to 7 an assessment of the potential air quality and odour impacts from the adjacent fire station and potential mitigation options shall be submitted to and approved by the Local Planning Authority. The mitigation measures should explore the use of at-source mitigation, where deliverable; and/or the use of information packs to be provided to the homes affected prior to their occupation. The mitigation measures shall be carried out in accordance with the approved details and a timetable to be agreed with the Local Planning Authority.

Reason:- To ensure the proposal preserves residential amenity and to prevent unacceptable nuisance to the detriment of human health contrary to policy SWDP31 of the South Worcestershire Development Plan.


Notwithstanding what is shown on drawing reference 082558-CUR-00-XX-DR-C-95503-P03, prior to installation of the footpath adjacent to 18 Boat Lane, details of the path including sections showing the clearance over the underground unscheduled monument remains, shall be submitted to and approved in writing by the Local Planning Authority. The path shall be constructed fully in accordance with the approved details.
Reason: In accordance with the requirements of paragraphs 200 and 211 of the National Planning Policy Framework 2023 and SWDP 6 & 24 of the South Worcestershire Development Plan 2016.


Notwithstanding what is shown on drawing reference 18215-PH2-PL1003-E, details of footway and highway surfacing materials shall be agreed in writing with the Local Planning Authority following agreement with the Highway Adoptions team, prior to their installation. Installation shall be carried out in accordance with the approved details.
Reason: In the interests of highway safety.


Prior to construction of any dwellings above slab level, details of brick bond, brick banding/cornicing, window fenestration details and roof materials shall be approved in writing with the Local Planning Authority. The development shall be carried out in accordance with the details as approved. The development shall be carried out using the materials as approved. Reason - To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.


Boundary treatments as shown on plan 22664/EP/160/01C (Enclosure Plan) shall be installed in accordance with the details shown on plan reference TWM - BD - 01 Revision I prior to occupation of the dwellings to which they relate and thereafter be retained. Reason - To protect the amenities of properties and ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan..


Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways:- providing pre-application advice; - seeking further information following receipt of the application; - seeking amendments to the proposed development following receipt of the application; - considering the imposition of conditions. In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application.


Prior to the commencement of any above slab works to plots 129-131 and 142-144 (as defined on plan reference 22664/PL/160/01L), a scheme of landscaping for the western part of the site (an updated version of drawing Mood 21_166_P101 rev G) shall be submitted to and approved in writing by the Council. This plan shall include further native tree and shrub planting to the west of plots 129-131 and 142-144, together with details of grass seed mixes. The development shall be implemented in accordance with the approved details.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan.
