The following conditions and information notes are associated with the approval


Within three months of the date of this permission, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan.


No more than 2no. (two) glamping pods and 1no. (one) caravan and 1no. (one) shepherd hut shall be positioned on the site at any one time.

Reason - To (i) define the permission hereby granted, and (ii) preserve the amenities of the locality in accordance with Policy SWDP21 of the South Worcestershire Development Plan.


Any glamping pods, caravan or shepherd hut positioned on the application site shall be in accordance with the details of size and appearance as set out on the application form and as shown on the approved drawings showing their elevations. No other type of glamping pods, caravan or shepherd hut shall be brought on to the site/erected without the prior approval in writing of the Local Planning Authority.

Reason - To (i) define the permission hereby granted, and (ii) ensure the development is visually satisfactory in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.


This permission only allows the use of the site for the siting of accommodation for holiday use. No glamping pods, caravan or shepherd hut provided on the site shall be used as permanent residential accommodation or occupied as a person's sole, or main place of, residence.

Reason - The provision of permanent dwellings on this site would be contrary to development plan policies directing most new housing to urban areas and other sustainable locations. This is in accordance with South Worcestershire Development Plan Policy SWDP2.


Within 3 months of the grant of this consent, details of information to be provided to all visitors to the approved development on how to gain access to the site and local facilities by means other than the private car shall be submitted to and approved by the Local Planning Authority. The details shall include the information to be provided, as well as the methods on how this information is to be passed to the guests. The sustainable travel information shall be made available to guests as approved under the terms of this condition.

Reason - To minimise the demand for travel and ensure the development offers genuine sustainable travel choices in accordance with policy SWDP4 of the South Worcestershire Development Plan.


The development hereby approved shall not be brought into use until the visibility splays shown on drawing 220144-01-11 C have been provided. The splays shall at all times be maintained free of level obstruction exceeding a height of 0.6m above adjacent carriageway.

Reason - In the interests of highway safety in accordance with Policy SWDP21 of the adopted South Worcestershire Development Plan.


Within 3 months of the grant of this consent, a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:- (i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread. (ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. (iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. (iv) a written specification outlining cultivation and other operations associated with plant and grass establishment. (v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner. The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan.


Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

Reason - To define the permission.


Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.


Alteration of highway to provide new or amended vehicle crossover

This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service, who can be contacted by email [email protected]. The applicant is solely responsible for all costs associated with construction of the access.


No Drainage to Discharge to Highway

Drainage arrangements shall be provided to ensure that surface water from the driveway and/or vehicular turning area does not discharge onto the public highway. No drainage or effluent from the proposed development shall be allowed to discharge into any highway drain or over any part of the public highway.


Protection of Visibility Splays

The applicant's attention is drawn to the need to ensure that the provision of the visibility splay(s) required by this consent is safeguarded in any sale of the application site or part(s) thereof.

It is understood that there may be a badger sett in the earth bank adjacent to Canada Bank. There is the possibility that if this exists it may be affected by formation of the required visibility splays. The applicant is advised to seek guidance on this matter from Natural England and the potential requirement for a license to either relocate/protect the sett, or work within a certain distance of it.
