The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

Water Management Strategy
Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
No above ground works shall take place until samples and full particulars of all external facing materials to be used in the construction of the development have been submitted to and approved in writing by the Local Planning Authority. Details submitted pursuant to this condition shall include but are not restricted to:
a) Samples and details of external cladding; Details of external cladding, where relevant, shall include panel sizes and fixing method for types of cladding.
b) Drawings and details of entrances shall be at a scale of no less than 1:20.
c) Details of any external rainwater goods.
d) Samples and details of roofing.
The development shall not be carried out other than in accordance with the approved details.
Reason: To ensure a satisfactory external appearance of the development, that high quality materials and finishes are used and that the character and appearance of the conservation area is preserved or enhanced, in accordance with policies SWDP 6, SWDP 21 and SWDP 24 of the South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of National Planning Policy Framework.
Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended), the development hereby permitted shall only be used for operations under Use Class E and Use Class B8 (storage) and for no other purpose of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.
Reason: To regularise and control the development in the interests of amenity, highway safety, and sustainable economic development and to protect the character and appearance of the location in accordance with South Worcestershire Development Plan policies SWDP1, SWDP2, SWDP3, SWDP4, SWDP8, SWDP10 and SWDP21 and the relevant aims and objectives of the National Planning Policy Framework.
With any demolition of non-residential buildings WRS advise that consideration is given to the presence of asbestos containing materials (ACMs) in the existing building(s) and any ACMs removed during alterations should be disposed of appropriately such that the development site may not be considered contaminated land under Part 2A at a later date.
Appropriate asbestos surveys prior to demolition/alterations and handling of ACMs during works should be undertaken by competent and qualified professionals with experience of surveying and handling ACMs.
