The default duration of this permission is three years and any applications for Technical Detail Consent must be determined within this time, in accordance with the permission in principle.


This permission in principle relates to the following plans and documents::
• Site Block Plan (Existing) FG-1C_002 P-3 submitted 03.06.2025;
• Site Location Plan (Existing) FG-1C_001 P-3 submitted 03.06.2025;
The development shall also be carried out in accordance with the Planning Statement (including Water Management Statement and Assessment of Significance) submitted 15.04.2025 unless otherwise required by notes attached to this permission.


The application proposes up to three dwellings which are located in a Designated Rural Area. Any technical details application should be accompanied by a signed legal agreement to secure a financial contribution towards the provision of offsite affordable housing in accordance with policy SWDP15 of the South Worcestershire Development Plan.


This decision has been based upon the proposal number of dwellings being 1-3. It is for the Technical Details Consent to secure a satisfactory visual appearance and landscape impact and a reduced housing scheme of one dwelling would lessen any detrimental impacts. Additionally, due to the landscape constraints, any proposed dwelling(s) should be small scale, likely no taller than one storey. The built form should also reflect the existing settlement pattern, allowing each home to have frontage onto the highway. A scheme of one or two dwellings is most likely to achieve this.


As part of the technical details stage, the Applicant would be required to undertake speed surveys to determine the 85th percentile speed recorded at/ near the site access due to the intensification of the access usage. The 85th percentile speed should then be used to determine the required visibility splays. The splays must be unobstructed and be provided within the full extent of the Applicant’s or highway owned land.

The application should also be supported by an archaeological survey, Geodiversity Assessment, flood risk assessment and arboricultural survey.


Please note that this permission in principle is not the granting of full planning permission and the scope of permission in principle is limited to location, land use and amount of development. It will be for the Technical Details Consent to demonstrate compliance with technical matters and there is no requirement for such
a consent to be automatically given.
