The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.


Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans:
SD01 entitled ‘Existing Plan’
AD01 entitled ‘Proposed Plan:Sheet 1’
AD02 entitled ‘Proposed Plan:Section 2’
AD03 entitled ‘Existing and Proposed Elevations’

No works hereby approved shall be commenced, until full details of the following have been submitted to and approved in writing by the Local Planning Authority. Development shall thereafter be undertaken in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority.

• Detailed method statements for the electric and plumbing installations within the historic section of the building. This should take account of historic panelling, ceilings, floors etc and ensure that they are not damaged as a result of the works.
• full details consisting of sections at a minimum scale of 1:5 and elevations at 1:20, of all external joinery including fenestration, skirts and proposed exterior finishes;
• Details of new vent pipesto serve kitchen and bathrooms;
• Indication of which internal walls shall be insulated and the methods to acheive this;
• Details of new heating system, how this will be installed, and any damage to the historic building as a result of this or the removal of the old heating system.
• Details of changes to the height of external windows including an assessment of the age of the window and window opening. If the opening or frame is historic this should be retained.
• An assessment of all windows to be replaced. If any historic windows are to be replaced justification will be required. Unless historic windows are found to be completely beyond repair by a conservation joiner they should be retained. Internal and external photos of all windows to be replaced should also be provided. This should be referenced to a floor plan showing the location of those windows.
• Details of any external changes not already covered by the above points e.g., vents, airbricks etc.
