The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans: - WE-AD-31-01-25-01-01 rev 2, WE-AD-31-01-25-01-02 rev 2, WE-AD-31-01-25-01-03 rev 2, WE-AD-31-01-25-01-04 rev 2, WE-AD-31-01-25-01-05 rev 2, WE-AD-31-01-25-01-06 rev 2.
Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first occupation of the dwelling hereby approved, details of superfast broadband facilities or alternative solutions to serve the dwelling hereby approved shall be fully implemented and these facilities shall be provided for all future occupiers.
Reason: To ensure the proposal incorporates satisfactory telecommunication facilities in line with policy SWDP26 of the South Worcestershire Development Plan 2016.
Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and an ecological consultant contacted for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.
The applicant is made aware that it is a criminal offence to carry out unauthorised works to a listed building under the Planning (Listed Buildings and Conservation Areas) Act 1990. Therefore, the granting of this planning permission does not permit the applicant to proceed and implement the permission until a Listed Building Consent application has been submitted to and subsequently granted consent by the Local Planning Authority.
The Council reserve the right to take enforcement action if it is found that works commence without the express granting of Listed Building Consent.

- seeking further information following receipt of the application;
