Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Notwithstanding the boundary details shown on DWG No. CO-PD-060 D, before the first occupation of the development hereby permitted a plan indicating details of hedgehog highways to be provided within the closeboard fencing shall be submitted to and approved in writing by the local planning authority. The boundary treatment shall be completed before the first occupation of the development hereby permitted. Development shall be carried out in accordance with the approved details. Reason - To enhance biodiversity in accordance with Policy SWDP 22 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
No Dwelling hereby approved that is accessed from a shared private drive shall be occupied until the junction visibility splay of the shared private drive from which it is served has been provided comprising 2.0m x 25m in both directions OR 2.0m x distance to the site access junction (where the distance from the shared private drive to the site access junction is less than 25m). The visibility splays thereby created shall at all times be kept free from obstruction exceeding a height of 0.6m above the adjacent carriageway for the lifetime of the development.
Reason: In the interests of safe and suitable access and highway safety in accordance with Policies SWDP 4 and SWDP 21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
No Dwelling hereby approved shall be occupied until the car parking spaces allocated to that property have been sited and provided with a properly consolidated surface, as shown on drawing Site Layout CO-SL-001L. Thereafter, car parking spaces shall be kept clear of obstruction and retained only for the parking of vehicles in connection with the use of each property as a dwelling house.
Reason: To ensure that satisfactory provision is made for the parking of vehicles in accordance with Policies SWDP 4 and SWDP 21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
No Dwelling hereby approved shall be occupied until sheltered and secure cycle parking has been provided for that dwelling as shown on drawing Site Layout CO-SL-001L.
Reason: To provide adequate storage space for bicycles and to ensure the development benefits from a genuine choice of sustainable transport modes in accordance with Policies SWDP 4 and SWDP 21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
The Development hereby approved shall not be first occupied until the measures to protect the attenuation pond from pedestrian ingress, as shown on drawing Means of Enclosure CO-SL-060D have been constructed and implemented in full.
